What is IDX:

Until Broker Reciprocity became available on January 1, 2001, the only way you could have a property search on your website was to frame Realtor.com or another national website.

Previous to IDX you had choices and problems

The Problems:

  1. Prior to IDX you could pay a web developer to update your listings at an added expense.
  2. Or you could manually input them your self in an admin section and take up valuable time.
  3. Stale, Expired or Sold Listings: Let’s hope you don't forget to remove the listing when it is sold. Most real estate commissioners frown on Brokers having stale, expired or old listings marked active on their sites.
  4. The biggest problem with using other sites for data is that they have a lot of advertisements and each listing shows the listing agent’s picture and contact information. This is not beneficial to you because it allows your clients and visitors to contact the listing agents instead of you! We have solved this dilemma!

The Solutions:

And along came VOW.

Recently, NAR introduced a second program that is very similar to IDX called VOW (Virtual Office Websites). This means that the site visitor signs in to see the listings. We log the site visitors as well as their contact info and the homes they looked at.

With IDX solutions your site is updated with the latest listings automatically for you every 24 hours. NO more expired or stale listings, no more missing out on a sale because you forgot to post a new listing!

Site Visitor:
The benefit to the site visitor is that we keep track of his recently viewed listings for him.

Even if they come back to your site 3, 6 or even 12 months from now we still keep track of the homes that they are viewing with NO input on their part.

To You:

The benefit to you is that you now have the name, phone # and email address as well as the information on which homes the user looked at as well as the data and time he/she looked at these homes and how many times he went back to look again.

You can see the Visitor Logs in your advanced administration console 24/7. You can even get an email automatically from the site when a buyer is looking. Call them before they go to another site! It is all about follow up, isn't it? The user also gets an email automatically thanking them for visiting. You can even have the site send out reminder emails at whatever interval you desire with the click of a button.

Thanks to the new rules you can now add your own personal MLS IDX Search to your website! This enables you to send your clients and visitors to your website to do home searching and know that they will contact YOU if they see a listing they are interested in! The only information your visitors will see about the listing agent is the name of their company! They will not see any contact information except yours!

Remember that you only have to show the listing brokers name with an IDX site. YOU do not need to place any contact information other than your own (with IDX) as long as you are not trying to mislead the public into think in that this is your listing. Does MY board participate in VOW or IDX?

While each MLS Board has its own policies regarding exactly how MLS listings can be used on broker and agent websites, all MLS Boards are required to participate in NAR's IDX and VOW programs. VOW2 is now optional.

If your MLS Board is not currently supported, we can usually complete the application process in 1-5 days.
